Terms, rental conditions and refund policy.

The booking is made on the basis that the cottage is to be occupied by the holidaymakers for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the Holidaymakers acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.

Smoking is only allowed on the stone terrace and not in the cottage, pool, utility room or raised wooden decking area.

Children under 16 years old are not allowed unaccompanied in the pool area or in the hot tub.

Bookings cannot be accepted from persons under 18 years of age. Group bookings of single sex parties are not allowed unless special arrangements are made in writing with the Owner. (Safety deposits may be required).

In the event of the accommodation becoming unavailable (such as fire or flooding), the owners will endeavour to provide the Guest(s) with suitable alternative accommodation or will refund all monies paid. We cannot, however pay any compensation or expenses as a consequence of such an event. In the event of the cottage being unavailable due to government restrictions in the surrounding area a full refund will be given. Cancellations made by the guests due to illness or government travel restrictions in their own area will need to make a claim on their travel insurance as no refund will be given. The owners will endeavour to relet the booking and if successful a refund will be given less a £50 administration charge.

If, for any reason, the swimming pool is out of action for more than 24 hours (e.g. pump failure, electricity failure, heater failure causing pool temperature to drop below 27 degrees etc) then a refund of 7% of the weekly rate will be given for each 24 hour the pool is unavailable. This has not happened in 35 years of running the cottage and pool. Spare pumps and heaters as well as alternative methods of heating are available. Refunds will not be given where there is an interruption to the power supply caused by circumstances outside the control of the owners. This may be routine maintenance by the utility company or failure of the supply due to inclement weather or accident. Where possible the owners will hire a standby generator to provide basic services. Likewise, non-availability of an internet connection due to circumstances outside of their control of the owners will not be reimbursed. Please note that the cottage is in a remote area and that interruptions to power and internet are occasionally experienced.

Non-availability of the hot tub will not be refunded. Please remember that the hot tub may be out of action due to cleaning and refilling and heating for part of one day of every booking.

Arrival and Departure Information: The cottage is available from 3.00pm on the day of arrival to 10.00am on the day of departure.

Cleaning, Damage and Breakages: The cottage should be left tidy and in the same good condition as found. Any breakages should be reported and the owners reserve the right to charge for any non-trivial damage.

There are no cookies or tracking on our website. We retain your information only as long as needed for tax and insurance purposes. We do not hold any credit, bank account or bank card details.
