Terms, rental conditions and refund policy.

This agreement is made on the basis that the cottage is to be occupied by the holidaymakers for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the Holidaymakers acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.

Please note that these conditions were updated on 1st January 2021 for all bookings taken for the period 1st Sptember 2021 onwards.

Coronavirus - Cancellations (due to government travel restrictions) for bookings will receive either

1. A full refund less £50 administration fee or

2. A transfer of the amount paid to a future booking.

Cancellations less than 42 days prior to the booking, for reasons other than government travel restrictions, will receive a balance refund (if paid) only if the the booking has been relet.This will also be subject to a £50 administrationn fee.

Pets are not allowed.

Smoking is only allowed on the stone terrace and not in the cottage, pool, utility room or raised wooden decking area.

Children under 16 years old are not allowed unaccompanied in the pool area or in the hot tub.

Bookings cannot be accepted from persons under 18 years of age. Group bookings of single sex parties are not allowed unless special arrangements are made in writing with the Owner. (Safety deposits may be required).

A deposit of 20% of the cost of the holiday ("Deposit") must accompany the booking request. The Deposit is non-refundable unless the owners are unable to accept the booking or the week is relet.

If a refund is made, an administration fee deduction of £50 will be made. This fee will not be deducted if the booking is cancelled by the cottage owners.

We expect that Holiday Travel Insurance Damage Protection and Cancellation Insurance will be taken out by the guests when making a booking.

No bookings are valid until confirmed by the cottage booking system.This is normally immediate but may take up to 18 hours.

Once a booking is confirmed by the Cottage, the Guest is responsible for the full balance of the cost of the holiday. This shall be paid not later than 6 weeks before the booking is due to commence. Cancellations will be subject to the following charges:

  • More than 42 days - loss of deposit.
  • Less than 42 days - loss of entire amount.

The owners reserve the right to re-let any holiday where any monies due are more than 7 days in arrears. However, if the owners are unable to re-let the holiday the Guest will remain liable for the outstanding balance of the cost of the holiday.

In the event of the accommodation becoming unavailable (such as fire or flooding), the owners will endeavour to provide the Guest(s) with suitable alternative accommodation or will refund all monies paid. We cannot, however pay any compensation or expenses as a consequence of such an event. In the event of the cottage being unavailable due to government restrictions in the surrounding area a full refund will be given. Cancellations made by the guests due to illness or government travel restrictions in their own area will need to make a claim on their travel insurance as no refund will be given. The owners will endeavour to relet the booking and if successful a refund will be given less a £50 administration charge.

Provisional bookings made by phone or bank transfer remain firm for two days pending receipt of 20% deposit. The balance is due 6 weeks prior to the arrival date.

If, for any reason, the swimming pool is out of action for more than 24 hours (eg pump failure, electricity failure, heater failure causing pool temperature to drop below 27 degrees etc) then a refund of 7% of the weekly rate will be given for each 24 hour the pool is unavailable. This has not happened in 30 years of running the cottage and pool. Refunds will not be given where there is an interruption to the power supply caused by circumstances outside the control of the owners. This may be routine maintenance by the utility company or failure of the supply due to inclement weather or accident. Where possible the owners will hire a standby generator to provide basic services. Likewise, non availability of an internet connection due to circumstances outside of ther control of the owners will not be reimbursed. Please not that the cottage is in a remote area and that interuptions to power and internet are occasionally experienced.

Non-availability of the hot tub will not be refunded. Please remember that the hot tub may be out of action for refilling and heating on one day of every booking.

Arrival and Departure Information: The cottage is available from 2.00pm on the day of arrival to 10.00am on the day of departure. This may be altered at short notice due to special cleaning or maintenance requirements. The Coronavirus epidemic cleaning regime has required guests to arrive after 5pm and depart before 9.30am.

Guest Numbers. The number of people occupying the cottage must not exceed 3 adults and 1 child or 2 adults and 3 children without prior written approval from the owners.

Cleaning, Damage and Breakages The cottage should be left tidy and in the same good condition as found. Any breakages should be reported and the owners reserve the right to charge for any non-trivial damage.

We commit to keep this information secure. We never share it with anyone outside the business and we never collect data about you automatically on our website. There are no cookies or tracking on our website. We retain your information only as long as needed for tax and insurance purposes. We do not hold any credit, bank account or bank card details. If you tick the relevant box when booking, we may send you news and offers up to twice a year. You can change this choice at any time by contacting us.
