Bartridge Farm Holiday Cottage, North Devon

Terms, rental conditions and refund policy.

  1. This agreement is made on the basis that the cottage is to be occupied by the holidaymakers for a holiday as mentioned in the Housing Act 1988 Schedule 1 paragraph 9 and the Holidaymakers acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.
  2. Pets are not allowed.
  3. Smoking is only allowed on the stone terrace and not in the cottage, pool, utility room or raised decking area.
  4. Children are not allowed unaccompanied in the pool area or in the hot tub.
  5. Bookings cannot be accepted from persons under 18 years of age. Group bookings of single sex parties are not allowed unless special arrangements are made with the Owner. (Safety deposits may be required).
  6. A deposit of 20% of the cost of the holiday ("Deposit") must accompany the booking request. The Deposit is non-refundable unless the owners are unable to accept the booking or the week is relet.
  7. We recommend that Holiday Travel Insurance Damage Protection and Cancellation Insurance be taken out when making a booking.
  8. No bookings are valid until confirmed by the cottage booking system in writing.
  9. Once a booking is confirmed by the Cottage, the Guest is responsible for the full balance of the cost of the holiday. This shall be paid not later than 6 weeks before the booking is due to commence. Cancellations will be subject to the following charges:
    • More than 62 days 20%
    • 15 to 61 days 75%
    • 1 to 14 days 100% (of the total price).
  10. The owners reserve the right to re-let any holiday where any monies due are more than 7 days in arrears. However, if the owners are unable to re-let the holiday the Guest will remain liable for the outstanding balance of the cost of the holiday.
  11. In the event of the accommodation becoming unavailable (such as fire or flooding), the owners will endeavour to provide the Guest(s) with suitable alternative accommodation or will refund all monies paid or a proportion in the case of curtailment. We cannot, however pay any compensation or expenses as a consequence of such an event.
  12. In the event of cancellations not covered by insurance, the Agency will endeavour to re-let the accommodation, and if successful the balance of the cost will not be due as in paragraph 8 above, or if already paid, will be refunded. Any request to cancel must be put in writing to the owners in the first instance. We will do our best to relet the cancelled days. If we manage to relet the cancelled days we will refund 100% of the amount received less any extra costs incurred by special or extra advertising.
  13. Previous guests may be eligible for a previous guest discount. Please check the booking pages for details.
  14. Provisional bookings made by phone, cheque or bank transfer remain firm for three days pending receipt of 20% deposit. The balance is due 6 weeks prior to the arrival date.
  15. If for any reason the swimming pool is out of action for more than 24 hours (eg pump failure, electricity failure, heater failure causing pool temperature to drop below 27 degrees etc) then a refund of 7% of the weekly rate will be given for each 24 hour the pool is unavailable. This has not happened in 25 years of running the cottage and pool. Refunds will not be given where there is an interruption to the power supply caused by circumstances outside the control of the owners. This may be routine maintenance by the utility company or failure of the supply due to inclement weather or accident. Where possible the owners will hire a standby generator to provide basic services.
  16. Non-availability of the hot tub will not be refunded. Please remember that the hot tub may be out of action for refilling and heating on one day of every booking.
  17. Arrival and Departure Information. The cottage is available from 2.00pm on the day of arrival to 10.00am on the day of departure.
  18. Guest Numbers. The number of people occupying the cottage must not exceed 3 adults and 1 child or 2 adults and 3 children without prior approval from the owners.
  19. Cleaning, Damage and Breakages The cottage should be left tidy and in the same good condition as found. Any breakages should be reported and the owners reserve the right to charge for any non-trivial damage.
